Can you rent a home at Cottages at Compass Point?
All Cottages must be owner-occupied and cannot be sublet. This is for the benefit of the residents as well as the community.
What is a 55+ Community?
Sometimes called an active adult community, retirement community, or a senior living community, 55+ neighborhoods are designed to cater to residents over 55 years of age. These like-minded individuals enjoy a low-maintenance lifestyle to make the most of their retirement years. Our 55+ community has luxury amenities built into each home, the clubhouse and our grounds to make them accessible for an active adult lifestyle.
What are the lot sizes?
The distance between each cottage will be 30 ft from front porch-to-front porch and 10 ft from side-to-side.
What is a manufactured home?
A manufactured home is built in a controlled indoor environment with framing and fastening materials to withstand transportation making them stronger than site-built homes.
Manufactured homes are constructed to adhere to the federal HUD Code since 1976. The HUD Code regulates home design and construction, strength and durability, fire resistance and energy efficiency. HUD revised the building code in the early 1990’s to enhance energy efficiency and ventilation standards and to improve the wind resistance of manufactured homes in areas prone to hurricane-force winds.
Who may live in the community?
Being an active adult community, at least one resident at each home must be 55 years of age or older. No person under the age of 19 may live in the community.
How much are the real estate taxes?
Since you do not own the land, you do not pay real estate taxes.
Can my grandchildren visit and stay with me?
Yes! Per the lease, a guest may visit overnight for a maximum of 2 weeks in each 6 month period.
Do you allow pets?
Two domestic pets are permitted at each home provided you abide by the rules and regulations of the lease.
Do pets have to be leashed or can you have a fence/pet enclosure for them in your yard?
All pets must be walked on a leash no longer than 6 ft in length at all times within our community. Fences and pet enclosures are not permitted. All pet owners must abide by the rules and regulations set forth in the lease.
How do I pay the utilities?
Utilities (gas, electric, tv, internet and phone) are billed directly to the homeowner. The public water and sewer from Barnegat Township will be billed to you with payment to the landlord.
Where can guest park?
Guest parking is permitted alongside Cottage Lane and Bungalow Way. Additional parking will be available at the Community Clubhouse.
Will this be a gated community?
Cottages at Compass Point will not be a gated community.
What is the HVAC for the home?
All cottages are forced air, natural gas heat, and central air conditioning.
Is it public water and sewer?
The water and sewer are provided by Barnegat Township and each home will have an installed meter.
